Brundall Meadows In Progress

A full planning application for 23 new homes, of which 8 will be affordable housing has been approved by Norfolk County Council. A further reversed matters application for 147 new homes, of which 48 will be affordable, is currently under consideration.

The new community will also include a village green and country park

A decision notice is expected in beginning of 2025.

Humber Doucy Lane, Ipswich In Progress

The land Between Humber Doucy Lane And Tuddenham Lane is designated for residential development for approximately 600 homes in Ipswich and East Suffolk’s Local Plans, demonstrating the local authorities support in principal for development of the land.

Hopkins Homes is looking to develop the 81-acre site in partnership with Barratt David Wilson Homes.

Sandford Park In Progress

Hopkins Homes has submitted a full planning application for 342 new homes at Maldon Road, Great Baddow, which includes 93 affordable properties and 18 self-build.

The proposals will deliver the new homes alongside a country park including play areas, a well-connected road layout and enhanced pedestrian and cycle links to the wider area.

A decision notice is expected in Summer 2025.

Loddon Rise - Planning Received

Hopkins Homes has been granted detailed approval from South Norfolk Council for 171 new homes in the heart of Loddon, a picturesque market town located 12 miles south of Norwich.

The new development aligns with the Greater Norwich Local Plan and features a variety of homes ranging from 1 to 4-bedrooms. The homes will vary in style including bungalows, apartments, and houses, catering to a diverse range of home buyers.

59 affordable homes will also be provided, comprising a mixture of shared ownership and affordable rent, and a further 9 plots for self-build.

The plans detail several social and environmental benefits including a children’s play area, a network of public open spaces with a ‘woodland’ walkway, cycle parking and new tree planting. The existing hedgerows surrounding the site will be enhanced and incorporated into the scheme providing a bio-diversity net gain. A provision for bus stop improvements and the widening of an existing cycle path have also been made.

Construction is set to begin in autumn 2024, with a showhome expected to open in early spring 2025.

North Walsham - In Progress

Detailed permission is being sought for 343 new homes including 54 affordable homes and 7 self-build plots on the land south of Norwich Road in North Walsham. The land has been allocated in North Norfolk District Council’s emerging local plan and will also provide over 4 hectares of open space (equivalent to 4 UK football pitches, allotments, a community orchard and play areas. There is also the provision for an elderly care facility (delivering 66 beds) in partnership with a care provider.

A decision notice is expected in Winter 2024.

Between the A10 and A47, Kings Lynn In Progress

An outline planning application has been submitted to Kings Lynn and West Norfolk Council for new homes in the local area.

This comprises over 1,000 new homes, a primary school, a local centre, public open space, landscaping, and highway access onto the A47 and A10.

A decision notice is expected in Spring 2025.

Burgh Road - Aylsham In Progress

A full planning application was submitted in 2023 for 242 new homes, of which 79 will be designated as affordable housing. The proposals include extensive areas of public open space including a community orchard, an equipped children’s play area and a network of pedestrian and cycle routes. New tree planting, along with bird and bat boxes and the creation of SuDs (Sustainable Urban Drainage System) will help bolster the local biodiversity, with further green infrastructure enhancements proposed along the Bure Valley Walk.

Additionally, as part of the application there is potential for some of the land to be allocated for a new primary school.

A decision notice is expected in Spring 2025.

Norwich Road, Scole - In Progress

Hopkins Homes has submitted a full planning application to South Norfolk Council to build 112 new homes on land east of Norwich Road, Scole, Norfolk.

The application proposes 112 new homes, ranging from 1 to 4-bedroom properties, including 37 affordable homes. The southern section of the site is designated for housing development within the adopted Neighbourhood Plan.

The plans encompass over 1.5 hectares of public open space, prioritising the enhancement of existing playing fields for community use, along with walking routes and a play area.

A decision notice is expected in early 2025.
